Staging Your Property
We offer professional staging for the preparation of your home for the market. It is common knowledge that homes stay on the market much less time, and normally sell for more money when they are professionally prepared accordingly. Here are just a few items to consider when preparing your home for sale. Things your agent will not tell you because they want to be your friends right now more than lose the listing. (Guaranteed they will mention it six months from now when you ask why your home is not getting showings):
- FIRST IMPRESSIONS: You have the first 10 seconds to make a first impression. What does this mean to you? Have you ever gone out to look at property and did not want to get out of the car? Why is that? First impressions!
- MODEL FOR THE BUYER: A potential buyer wants to picture themselves, their family and their belongings in the home. We understand it is hard, but put away all the family photos on the walls, the special "one of a kind" came from Africa and beyond collectable trinkets and dust collectors. Have you ever seen a "model home" with trinkets, family photos covering the walls and dust collectors? Not! Try to take the emotion of those items out of the equation (just for the time being) if you want to sell your home quicker and for more money!
- CLEANLINESS is next to Godliness. We have all heard that one before. The home must be spotless. If you need to hire a housekeeper and bring in a plant stager for the listing period do so! It costs a fraction of what you have to gain. If you have to ask your agent, "do you think I need to replace the carpet?" The answer is already YES!!!. If you have better and increased showings, resulting in perhaps a quicker and more profitable sale proceed, by all means do it! Want to spend a $1000 to make $25,000?
- FRESH PAINT: Paint touch up or repaint. If a buyer sees scuffs all over the walls, it screams two things to them. This owner has beaten this house up, AND I have to paint before I move in. A step further, the next home they see is exactly the same home, but clean and spotless. Which one would you buy? Buyers do not want to think about having to do things to the home to get ready to live in; they just want to see themselves in the house. There are always exceptions, should the buyer be specifically looking for a fixer upper. Then of course, you are getting a fixer upper price for your home. Want to spend $ 2000 to make $ 50,000?
